Structural Design Build + Development (SDB+D), founded in 2008, is Austin's only fully integrated land-through-finished-home design-build-development firm. We are City of Austin Certified as both a Builder and a Developer — a rare dual credential that allows us to take a client from raw land acquisition all the way through finished custom home under one accountable contract.

Our work spans three integrated phases: Development (land acquisition, site evaluation, water/power/sewer/OSSF infrastructure, municipal entitlement, variance hearings, SBA construction financing coordination, environmental and feasibility studies), Design (in-house design or coordinated collaboration with leading Austin architects), and Build (full custom luxury construction). Most builders begin where the finished lot ends; we begin where the dirt begins.

We earn trust through performance, communication, attention to detail and the successful completion of residential and commercial projects rather than relying on marketing recognition. SDB+D serves clients who value discretion as highly as craftsmanship — we do not publish client names, addresses, or identifying project details. References and architect collaborations are available upon request, with client consent.

SDB+D work is fairly evenly divided between bid and negotiated projects. We believe a competitive bid environment maintains perspective on our ever-changing industry, while giving the client an opportunity to compare and contrast among bids.

Our negotiated projects are primarily direct referrals from past clients and architect partners. These referrals come highly recommended because of our proven process and successful track record. In either instance, SDB+D average contract size exceeds $500,000, with development-scale projects reaching $3,000,000+.

SDB+D is highly qualified to work on City of Austin and City of Dallas projects as we are CERTIFIED as a Builder and Developer by the city and can provide the same quality and assurances to all our clients and projects.

Our reputation of working with Engineers, Architects speaks for itself. We diligently review the drawings to ensure we understand every aspect of the Architect's design. Upon review and our analysis, we submit questions that you or the architect might not have addressed. This unique step not only opens the line of communication with you or your chosen Architect, but also verifies and confirms the intricacies of the design. Inevitably, this increases productivity and makes certain your project meets its construction deadline, cost expectations and architectural details as well as build trust and a beautiful structure.

Christian Navarro, Office Admin

Christian Navarro has been working in design and staging for many years. His studies in design opened the doors to new opportunities through different types of companies adding this experience to his skills. Other interests in his life have revolved sound art; with a very creative mind, he has incursion in acting, writing, drawing, photography, among others. One of his great memories has been traveling to Europe, which gave him a different view of life.

Francisco Alfaro, Lead Carpenter/ Framer

Since arriving from Monterrey, Mexico in 1990, Francisco Alfaro has worked as a carpenter and framer all his life. Developing skills as he grew up and following his true calling, has allowed him to focus on his passion for carpentry work in construction and design build. His directing resources, skills and work over execution of masterful designs by accomplished architects has allowed expertise to be forthcoming on projects with high success rate.

Jon Lee, Design - Builder + Developer

Born in Seoul, Korea and raised in Midland Texas, Mr. Lee got his B.S. from Texas A&M University and continuing education at Harvard University GSD. He comes to SDB+D with an incredible talent to digest the most difficult project and return a plan of attack that spotlights the details of achieving your dream with skills such as municipal permit coordination, expediting and variance hearing, financial/ development construction planning, construction document review and assessment, budget analysis with estimating, full design and construction feasibility/ study with reports including environmental, engineer management and coordination, integrated project management, full land and power/ water/ sewer with OSSF infrastructure development, SBA loan coordinator and all the while exclusively working with amazing people like Professor Preston Scott Cohen of Harvard University GSD, Architect Kevin Koch of State of Texas Governor's Mansion and many more.

Cammie Won, Project Manager
Born in Georgia and raised in Houston Texas, Ms. Won got her (Magna Cum Laude) B.S. from University of Houston. She has a large background in commercial development and spent a lot of her time at Commercial Builders Inc. CA as project manager with a portfolio of 50 million + projects under her management. While being detailed with her projects, she has developed skills that speahead all aspect of construction ground up and meet client expectations. Her values of hard work and honesty led her to be the right choice for clients who have demanding needs and expectations.

Jonas Jr., Trim Carpenter
Jonas Jr. is a devout carpenter from Mexico. He pushed himself to learn English as a second language and pursued his passion for woodwork and creativity while being in the U.S. His experience involved commercial buildings and residential luxury homes for many prestigious clients and movie stars, all of which demand the most perfect attention to detail and reverence.

Lalo Cruz Jr, Certified Steel Fabricator and Welder
Lalo Jr has been a steel welder almost all his life. He is AWS certified for structural steel welds and can fabricate the most difficult engineered steel plans that can come about. Well versed in commercial and residential buildings and high end luxury homes, he comes from a background where the most prestigious clients and movie stars demand perfection, all having attention to detail and respect for challenging projects.

Ki Lio, Feng Shui Interior Designer
Kiy Laoo is a Feng Shui/ Interior Designer from Taiwan who is focused on healthy lifestyle designs that bring positive energy into homes or commercial spaces. Life has a meaning and must be reinforced with wholesome goodness that would make a family or owner happy with peace and love. Some of the clients are well known people like Eva Longoria and some others who are prestigious and private.
